Unlock the Development Potential of Your Land

Your garden, land or property could be worth significantly more with planning permission.

We partner with landowners to design and secure planning permission, unlocking the maximum value of their land.

If you own land, a large garden, a paddock or an underused property, it may have significant development potential. Our architect-led team specialises in identifying opportunities and securing planning permission for new homes.

Could Your Land Be Suitable for Development?

If you are considering whether to sell land for development, securing planning permission first can significantly increase its value.

Many residential plots and gardens have hidden development potential. In many villages and towns, additional homes are often approved on land that homeowners may not realise could be developed.

Hiddenline specialises in identifying opportunities and designing schemes that maximise the value of land through the planning process.

Land we are typically interested in includes:

  • Large residential gardens

  • Corner plots with side access

  • Land to the rear of houses

  • Paddocks or plots adjoining villages

  • Underused yard or garage sites

  • Existing properties with redevelopment potential

Even small pieces of land can sometimes accommodate one or more additional new homes.

If you're unsure whether your land may be suitable, we can provide an initial assessment with no obligation.

How Our Land Partnership Works

We work with landowners through a simple partnership process designed to unlock the development value of land, whilst minimising risk to you as the owner.

Step 1 – Initial Land Assessment

We review your land and surrounding planning context to determine whether residential development may be possible.

Step 2 – Agreement with the Landowner

If the site is suitable, we enter into a land promotion or option agreement allowing us to securely fully fund the planning process.

Step 3 – Planning & Design

Our architectural and planning team prepares and submits a planning application designed to maximise the value of the site.

Step 4 – Sale or Development

Once planning permission is secured, the land can either be sold to a developer or developed, unlocking the uplift in land value.
